Ceramic Floor Coating in Miami
Ceramic floor coating in Miami is for floors that look dirty no matter how often they get mopped. Keep It Clean Tile and Grout deep cleans the tile and grout first, then applies a one-part, silane-based ceramic coating that bonds to the surface and leaves a gloss finish. Spills and tracked-in soil sit on top of the coating instead of settling into the texture of the tile, so daily cleaning has something to work with.
We coat floors in laundry rooms, lobbies, hallways, offices, restaurants and homes across Miami-Dade and the Florida Keys. Every job starts with a low-moisture deep clean: chemistry plus controlled extraction, never high pressure and never steam.
What a Ceramic Floor Coating Is, and What It Isn't
It's a silane-based ceramic coating, not epoxy. Epoxy is a thick resin poured or rolled over a floor, usually concrete in a garage or a warehouse. A silane-based ceramic coating works differently: it goes on thin and forms a chemical bond with the surface it's applied to. Your tile still looks like your tile. It just has a gloss finish on top.
It's not a sealer for natural stone. Marble, travertine, limestone and coral stone need to breathe, so on natural stone we use penetrating sealers that soak in and leave no film. The ceramic coating is for ceramic and porcelain tile, grout and the other hard floors listed below.
It doesn't replace cleaning. A coating applied over dirt locks the dirt in. Every ceramic coating job starts with a deep clean of the tile and the grout lines, and the coating goes on a clean, dry floor only.
Why it matters on a busy floor. Textured and matte tile holds onto soil. A mop pushes dirty water around and leaves some of it behind in that texture, which is why some floors look gray a day after they're cleaned. With the coating in place, soil sits on a smooth surface where a mop can actually lift it.
Where Ceramic Tile Coating Works
Ceramic and Porcelain Tile in Miami
The most common floor we coat. Large-format, matte and textured porcelain picks up soil fast in high-traffic areas, and those are the floors where ceramic tile coating in Miami makes the biggest difference in day-to-day cleaning.
Grout Lines
Grout is cleaned first and coated along with the tile, so the coating covers the whole floor instead of stopping at the edge of each tile.
Commercial Floors
Commercial ceramic floor coating is built for floors like these: laundry rooms in apartment and condo buildings, lobbies, hallways, restaurants, retail and offices. These floors see more foot traffic, more water and more detergent in a day than a home floor sees in a week.
Concrete, VCT, LVT and LVP
The coating is also rated for concrete, masonry and vinyl floors, including VCT, LVT and LVP. We confirm what your floor is made of at the assessment before anything is applied.
Our Ceramic Floor Coating Process
1. Assessment. We identify the floor, check for old waxes, finishes or sealers that have to come off first, and measure the area.
2. Low-moisture deep clean. Tile and grout are cleaned with chemistry matched to the floor plus controlled extraction. No high pressure, no steam, no flooding the floor.
3. Dry floor. The coating only goes on a clean, dry surface. In Miami humidity, that step doesn't get rushed.
4. Coat. The silane-based ceramic coating is applied in thin, even passes across the tile and the grout lines.
5. Walk-through. We go over when the floor can go back into service and how to clean it day to day: a pH-neutral cleaner and a clean mop, no harsh chemicals.
Case Study: Three Laundry Rooms on a Multifamily Property
A multifamily property in Miami has three shared laundry rooms with large-format, light-colored matte porcelain tile. Washers, dryers, water and detergent all day, every day. Before the work, the floors had a dull finish, as the before photos below show.
We did the three rooms on separate days in late September 2026. Each floor got a low-moisture deep clean of the tile and grout, then the silane-based ceramic coating once the floor was dry.
The property manager wrote afterward that residents thought the tile had been replaced.
In the video below you can see the coating go on in thin passes, the line between coated and uncoated tile, and the room before and after. Watch it on our YouTube channel.

Ceramic Floor Coating in Miami: Frequently Asked Questions
What is a ceramic floor coating? A thin, silane-based coating that bonds to the surface of the floor and leaves a gloss finish. Soil and spills sit on top of it instead of settling into the texture of the tile.
What is a silane-based ceramic coating? Silane is the part of the coating that forms a chemical bond with the surface. That bond is what separates it from a wax or a floor finish that just sits on top and wears off in the walking paths.
Is a ceramic floor coating the same as an epoxy floor coating? No. Epoxy is a thick resin system, usually poured or rolled on concrete. A ceramic floor coating goes on thin, bonds to the existing tile and keeps the tile looking like tile.
Can you put a ceramic coating on tile floors? Yes. Ceramic and porcelain tile, along with the grout lines, are the floors we coat most. Concrete, masonry, VCT, LVT and LVP can take it too.
Can you put it on marble or travertine? On natural stone we use penetrating sealers instead, because marble, travertine, limestone and coral stone need to breathe.
Do you clean the floor before coating it? Always. A coating over dirt locks the dirt in. Every job starts with a low-moisture deep clean of the tile and grout, and the coating goes on a dry floor.
Will the coating make my floor shiny? It leaves a gloss finish. If you're not sure that's the look you want, ask us at the assessment.
Is ceramic floor coating for homes or businesses? Both. It's built for high-traffic commercial floors like laundry rooms, lobbies, hallways, restaurants and offices, and it works on home floors too.
How much does ceramic floor coating cost in Miami? Every job starts with a $250 on-site assessment, credited in full toward your service. The price depends on the floor, the square footage and how much cleaning it needs before it can be coated.
What areas do you serve? Miami-Dade County and the Florida Keys in Monroe County.
