Case Study | Coconut Grove

Terrazzo floor cleaning and polishing in a Coconut Grove home: about 1,600 square feet of terrazzo tile with grout missing across almost the whole floor. The joints looked black, but it was not black grout. They were open and full of dirt. Here is what we found, what we did, and how the floor was finished.

Coconut Grove | Terrazzo tile | Work by Edwyn and Jose

STEP 1 OF 3

What We Found

The owner walked the floor before we came out and marked the spots and stains that bothered her with blue tape. Up close, the problem was the joints. Grout was missing across most of the floor, and the open joints had packed with dirt, so every line read dark. At one joint, a chip in the terrazzo was pitted. The surface also had grout haze and was dull next to how terrazzo should look.

STEP 2 OF 3

What We Did

Edwyn and Jose filled the missing grout in a color matched to the grout the owner already had, so the new joints blend into the old ones. They removed the grout haze, then cleaned, polished and sealed the floor. Low-moisture method: chemistry plus controlled extraction, with no high pressure and no steam.

STEP 3 OF 3

How It Was Finished

Terrazzo can be finished matte, satin or high shine. This floor was taken to a high shine and sealed. Because the grout fill was color matched, the joints now read as part of the floor instead of a grid of dark lines.

Terrazzo Floors: Questions People Ask Us

Can missing grout be filled on terrazzo tile without regrouting the whole floor?

Yes. On this Coconut Grove floor we filled the missing joints in a color matched to the existing grout. We did not rip out the grout that was already there.

Why did my terrazzo grout lines turn black?

On this floor the dark lines were not black grout. The grout was missing, and the open joints filled with dirt. Filling the joints and cleaning the floor is what changes how they read.

Is this the same as terrazzo restoration?

No. Restoration is diamond grinding and honing for scratched, worn or damaged terrazzo. This floor needed cleaning, grout fill, haze removal, polishing and sealing. See our terrazzo restoration page if your floor needs more than that.

Can I choose a matte finish instead of a high shine?

Yes. Terrazzo can be finished matte, satin or high shine. This owner went with a high shine. We go over the finish with you before we start.

What does it cost?

Every job starts with a $250 assessment, and that $250 is credited in full toward your service.
